Abu Dhabi prices kept climbing through the first half of the year. According to Cavendish Maxwell, apartment prices rose 16.4% on average and villa prices increased more than 10%. Here's where the growth concentrated.

Yas Island

Yas led on nearly every measure. Apartment prices rose over 18%, villa prices 14.2%, and apartment rents nearly 18%. Entertainment, schools, retail and a young residential population keep both end-user and rental demand strong.

Al Reem Island

Reem is Abu Dhabi's volume market. It led apartment sales with over 4,470 transactions, with prices up 17.3% and rents up just over 13%. Its closeness to the business districts and a deep rental pool make it a natural starting point for first-time investors.

Saadiyat Island

Saadiyat plays a different game: culture, beaches and long-term value. Villa prices there rose 10.7% in the first half. With the cultural district taking shape, it continues to attract buyers who think in years, not quarters.

Al Hudayriyat Island

Hudayriyat has become the villa story of 2026, topping villa sales with over 1,570 purchases. Island living close to the city, sports and leisure infrastructure, and strong developer backing are drawing families and investors alike.

Al Raha Beach

Worth watching: apartment prices there rose 17.2%, making it one of the quieter strong performers.
