Yes. MD Real Estate is a registered brokerage licensed by the Abu Dhabi Real Estate Centre (ADREC), licence no. 202303126655. Our advertised listings carry a Madhmoun verification permit, Abu Dhabiโ€™s official system confirming that a listing is genuine, authorised and accurately priced.

We cover the full buying journey: off-plan project sales, luxury resale (secondary market) purchases, residential leasing, investment advisory, market and yield analysis, mortgage coordination with partner banks, Golden Visa guidance, and handover support.

We focus on Abu Dhabiโ€™s prime freehold investment zones, including Saadiyat Island, Jubail Island, Yas Island, Al Reem Island, Al Raha Beach, Al Maryah Island, Ramhan Island, Hudayriyat Island, Fahid Island and Al Jurf.

Buying Property in Abu Dhabi

Yes. Foreign nationals of any nationality can buy freehold property in Abu Dhabiโ€™s designated investment zones, such as Saadiyat Island, Yas Island and Al Reem Island. Freehold ownership gives you full title to the property and the land, with the right to sell, lease, mortgage or pass it on to heirs.

No. You do not need UAE residency to buy property in Abu Dhabi. Many of our clients buy from London, Paris, Moscow, Riyadh or New York, and the process can be completed remotely using digital signing, Abu Dhabiโ€™s DARI property platform and, where needed, a registered power of attorney.

Freehold means you own the property and land outright, indefinitely. Musataha grants the right to use and build on land for up to 50 years, while usufruct grants the right to use and benefit from a property for up to 99 years. Most luxury homes sold to international buyers in investment zones are freehold.

Individuals typically need a valid passport, Emirates ID (for UAE residents), proof of address and, in line with UAE anti-money laundering rules, proof of source of funds. Companies need trade licence, constitutional documents and details of ultimate beneficial owners. Your MD Real Estate advisor will give you a tailored checklist.

The typical process is: 1) private consultation to define budget and goals; 2) shortlist and viewings (in person or virtual); 3) reservation or Expression of Interest; 4) signing the Sale and Purchase Agreement (SPA); 5) payment per the agreed schedule; 6) registration with the Abu Dhabi Real Estate Centre via DARI; and 7) handover of the title deed and keys.

Budget for the government registration fee charged on transfer or registration, brokerage commission on resale purchases, mortgage-related fees if financing, and annual community service charges. Exact rates depend on the property type and transaction, so we confirm a full cost breakdown in writing before you commit.

The UAE currently has no annual property tax and no personal income tax on rental income or capital gains for individual owners. Different rules can apply to company-held property, commercial property (VAT) and to your home countryโ€™s tax laws, for example for US citizens. We recommend confirming your position with a qualified tax advisor.

Yes. UAE banks lend to both residents and non-residents, subject to UAE Central Bank loan-to-value limits. As a guide, UAE residents can often borrow up to 75โ€“85% on a first completed home depending on value and nationality, while non-residents usually receive lower ratios. Off-plan financing is more limited. Our partner banks can pre-approve you quickly.

In many cases, yes. Property can be held through certain UAE or offshore structures, subject to the developerโ€™s policy, the investment zone and ADREC requirements. The right structure depends on your estate planning, tax and liability goals, so we coordinate with your legal advisor before purchase.

Off-Plan Property in Abu Dhabi

Off-plan property is bought directly from a developer before or during construction. Buyers typically benefit from launch pricing, flexible payment plans, first choice of units and views, and potential capital appreciation by handover. Returns are never guaranteed, which is why we assess each developerโ€™s track record before recommending a project.

Abu Dhabi law requires developers to deposit off-plan buyer payments into a dedicated project escrow account, and off-plan sales are registered with the Abu Dhabi Real Estate Centre. Funds are released to the developer according to construction progress, which adds an important layer of protection for buyers.

Payment plans vary by project. Common structures include a down payment of 10โ€“20%, installments linked to construction milestones, and in some launches a portion payable after handover. We compare plans across projects so you can match cash flow to your investment strategy.

Your rights in the event of delay are set out in your Sale and Purchase Agreement and protected by Abu Dhabi real estate regulations. We work only with established developers, monitor construction progress, and keep you informed through handover.

Often, yes. Many developers allow resale (assignment) before completion once a set percentage of the price has been paid, subject to a developer fee. Policies differ by project, so we confirm the resale terms before you reserve.

Register your interest with MD Real Estate. Registered clients receive priority access to launch pricing, floor plans and unit selection, often before public release.

Golden Visa and Residency

Yes. Investors who own property worth at least AED 2 million can apply for a 10-year renewable UAE Golden Visa. Eligibility can include off-plan property from approved developers and, subject to conditions, mortgaged property. Final approval rests with the UAE Federal Authority for Identity, Citizenship, Customs and Port Security (ICP).

Golden Visa holders can generally sponsor their spouse and children, and in many cases other family members and domestic staff, subject to ICP rules. We guide you through the property requirements and connect you with trusted visa service providers.
